What Scottish Law Requires

Under Scottish legislation, every home must have a compliant system of interlinked smoke and heat alarms. Key legal requirements include:

Minimum Detection Requirements

  • Smoke alarm in the room most frequently used for general daytime living purposes (e.g., living room).

  • Smoke alarm in every circulation space on each storey (e.g., hallways and landings).

  • Heat alarm in every kitchen.

Installation Standards

  • All smoke and heat alarms must be mounted on the ceiling and interlinked so that if one alarm triggers, all alarms sound.

  • Alarms may be mains-wired (with battery backup) or sealed long-life lithium battery units that meet current legislative standards. If using mains-wired alarms in a rental property, the battery backup must be a sealed lithium one, and not a replaceable alkaline one.

Carbon Monoxide Detectors

Where there is a carbon-fuelled appliance (such as boilers, fires, heaters or flues), a carbon monoxide (CO) detector must also be installed, although it does not need to be interlinked with the smoke and heat alarms.

  • Homeowners are responsible for ensuring that their properties meet the smoke and heat alarm standards.

  • Landlords have legal duties to ensure properties they let comply with the standard
