What Is an EICR?

Legal Requirements for Landlords (Scotland)

In Scotland, private landlords must ensure:

  • The electrical installation is inspected and tested at least every 5 years

  • An Electrical Installation Condition Report (EICR) is in place

  • A Portable Appliance Test (PAT) is carried out on any appliances provided by the landlord, usually on an annual basis

  • Copies of the reports are provided to tenants

Any remedial work identified in the report must be completed to ensure the property meets the required safety standard.

Failure to comply with the Housing (Scotland) Act 2006 and associated regulations can lead to enforcement action from the local authority and may affect your landlord registration.
